Applying for a Building Permit

Most building projects in Victoria require a permit before any work can begin.

This includes:

• New homes, townhouses, or commercial buildings

• Renovations, extensions, or alterations

• Garages, carports, verandahs, or pergolas

• Sheds, fences, retaining walls, or re-stumping

• Swimming pools and safety barriers

• Demolition or relocating a dwelling

Some minor works may be exempt. To check if your project needs a permit, you can visit the Victorian Building Authority or simply contact our team, we’ll point you in the right direction.

We’ve simplified the process so you know exactly what to expect:

Step 1: Request a quote, send us your plans, drawings, project description, and estimated costs.

Step 2: Return your signed quote with the Application and Appointment Forms (available on our website).

Step 3: Our team will confirm your application and guide you through any next steps.

Step 4: A Bayside Permits surveyor will review your documents and may request further information.

Step 5: Once everything is complete, we’ll issue your building permit.

⚠️ Important: You cannot start work on site until your permit has been issued.

• We’ll send you your approved plans and documentation.

• You (or your builder) are responsible for booking mandatory inspections, which will be listed on your permit.

• As your project progresses, inspections must be completed and passed.

• Once all requirements are met and compliance certificates are provided, Bayside Permits will issue your Occupancy Permit or Certificate of Final Inspection.

• Planning permits: Some projects also require a planning permit, depending on your property and type of works.

• Zones and overlays: Local zoning and overlays can impact what you can build. We can help you understand what applies to your property.

• Owner-builder projects: If you’re acting as an owner-builder, consent and additional requirements apply. More information is available via the Victorian Building Authority
